Job Description

Fengate is seeking a Financial Analyst, FP&A to join their finance team in the Real Estate Group. Reporting to the Manager, Finance, this role will work closely with Finance, Development, Investments and other stakeholders to deliver best in class modelling, analysis and insights. The successful candidate will support medium and long-term investor return analysis, the planning and budgeting processes, asset valuations, and key strategic projects across our development portfolio.

The successful candidate will demonstrate a passion for real estate development and an interest in FP&A, financial modelling, budgeting and forecasting, and valuations. The successful candidate will be a self-starter that enjoys working in a fast-paced environment, is highly organized with a strong sense of ownership and commitment to deadlines, is detail and process-oriented, and has strong analytical skills.

KEY RESPONSIBILITIES

  • Support the Development Analytics team in the preparation and maintenance of financial models for development projects, operations, and new investment opportunities under different capital structures
  • Prepare fund models and corresponding analysis on a quarterly basis, and present the results to the Manager of Finance and Associate Vice President of Finance
  • Prepare and explain budget to actual variances on budget line items and KPIs
  • Understand and model the impacts of key assumption changes to project returns, including an understanding of macroeconomic drivers to Real Estate Development
  • Support the valuation process for development assets by compiling appraisal support, co-ordinating with the external appraisers and analysing key assumptions
  • Prepare asset fair market value models by leveraging external appraisals and understanding key components of development balance sheets
  • Support cross-functional forecasting and budgeting processes, including forecasts for presentation materials for executive audiences, partners, investors, etc.
  • Continuously evaluate and implement improvements to processes and analytical capabilities
  • Ad hoc analysis and projects, “what if” scenario modeling, proforma budgets, presale budgets
  • Foster strong working relationships across the businesses, and work proactively to identify opportunities for finance to act as a strategic business partner
  • Ability to handle multiple competing deliverables at a time, with accurate and timely delivery under tight timelines

Requirements

KEY QUALIFICATIONS

  • Undergraduate degree completed in accounting or finance is required
  • Further education and/or working towards finance/accounting designations (i.e., enrollment in CPA or CFA program with proven progression through the program)
  • Strong Excel modelling and analytical skills and ability to construct professional PowerPoint presentations
  • Strong understanding of an income statement, balance sheet, and statement of cash flows
  • Demonstrated understanding of key investment metrics such as IRR and MOIC
  • Genuine curiosity with a desire to understand key metrics and drivers
  • Exceptional communication skills, both written and verbal, including the ability to communicate effectively with all levels of the organization
  • Ability to handle multiple competing deliverables, with accurate/timely delivery under tight timelines
  • Demonstrates the highest level of ethics and personal integrity
  • Ability to form collaborative working relationships and foster great culture
  • One to two years with development or corporate or real estate accounting or FP&A experience is an asset
  • Experience with PowerBI dashboarding is an asset
  • Experience in Yardi or another asset management/ERP system is an asset

LOCATION

This position will be based out of the Oakville office. Fengate offers a Work-Flex policy where employees are allowed to work remotely up to 2 days per week.
