Position Details Posting Information Posting Number CK53215P Position Title Airport Commercial Development Manager No. of Staff Required 1 Position Type FT If Term position, enter length of Term in months N/A Position Groups Management and Exempt Division Airport (DV105) Department Airport Development (DP254) Branch Airport Development (BR254) Organizational Information Purpose of your Position - Non Union The Airport Commercial Development Manager is responsible for identifying, marketing, and progressing commercial development opportunities as well as identifying and attracting commercial developers, managing the engagement process, negotiating commercial interest and intent, and developing and maintaining airport tenant and developer relationships. This position plans, coordinates and leads all commercial related initiatives intended to generate and grow aeronautical and non-aeronautical revenues in the areas of commercial, retail, and light industrial developments, Classification Summary - Union Duties - Union Results and Activities - Non union Commercial Development opportunity generation and management - Create, develop and manage non-aeronautical revenue streams through commercial development.
- Recommend methods of optimizing, non-aeronautical and commercial development revenue streams.
- Directly evaluate opportunities, lead negotiations, and engage with stakeholders towards securing commercial development on Airport.
- Act as liaison between tenants, developers, and the Airport in order to optimize revenue and commercial opportunities.
Strategic initiatives - Develop strategic marketing initatives through the implementation of an annual commercial development plan.
- Provide strategic direction for the management of existing airport commercial tenants as well as strategies to attract complimentary tenants and required services to grow the airport's non-aeronautical business.
- Research both regional and global trends and provide the senior management team with. recommendations on strategies to target current and future high growth industry sectors.
- Provide commercial development input for future Airport Master Plans.
YLW Opportunity Development and Engagement - Coordinate the development of market sounding initiatives, both general and targeted, to communicate current and future commercial opportunities towards ensuring the highest and best use of airport lands are realized.
- Manage the relationship with future tenants during the process of commercial development negotiations from inception through to the execution of the lease documents including the design of processes to capture and manage commercial development opportunities.
- Analyze key stakeholder requirements and look for development opportunities and identify associated risks.
- Build and maintain relationships with internal and external developers and commercial industry stakeholders.
YLW Tenant Relationship Management - Manage Tenant and Developer Relations and work in partnership with other airport departments to secure sub tenants and related revenue opportunities to ensure the success of new and existing commercial businesses.
- Develop and manage the Airport's tenant relationship program.
- Identify, advance, and build relationships with key internal and external stakeholders.
- Design and implement processes to capture potential commercial tenants through creating strong relationships within industry groups and organizations.
YLW Brand Management - Ensure the branding of the Airport is consistent with Corporate policy and meets the Airport's business objectives.
- Support the Airport's branding program, where appropriate within the commercial development portfolio.
- Provide oversight to the Airport's tenants requirements and future development relevant to the Airports' desired outcomes and 2045 Master Plan.
- Develop and promote commercial opportunities for investments and partnerships.
Manage budget: - Revenue Budget: $2.5M Contributory
- Operating Budget: $150K Primary, $2.5M Contributory
- Capital Budget: $150K Primary, $38M Contributory
- Who has final spending authority: Airport Director
Credentials - Union Knowledge - Non Union A University degree with related industry experience specializing in property management or sales in business or a related commercial development field. A minimum of five years progressive related experience in commercial development with a focus on revenue generation and tenant relations. In-depth knowledge and understanding of federal regulations as related to on-airport commercial development is an asset. Experience in working with tenants and federal departments such as Transport Canada. Demonstrated ability to successfully negotiate with commercial developers and produce development opportunities. Skills & Abilities - Non Union Proven ability to build partnerships with industry, government and non-governmental organizations to ensure efficient program delivery and the ability to work collaboratively with internal clients to ensure public education efforts support and complement related marketing and communications efforts.
